The Upper Rock District
will feature loft style units in select
buildings featuring tall ceilings, hardwood floors, and
industrial finishes.
Live/work residences will feature two level
units with space on the first floor facing the street that
can be used as a residential or commercial use with residential
living space above. This unique style of unit allows the
resident to operate a private business attached to their
own home.
The development will incorporate several sustainable
design technologies including green roofs and use
a LEED system to score its buildings in
terms of efficiency and environmental balance.
Upper Rock will incorporate an extensive art program
in public areas including an Art Wall along Interstate Highway
270.
The community will feature a retail incubator building
which will house small, entrepreneurial retail professions
and trades and will exclude “chain” retailers.
Shuttle service will allow residents easy
access to Metro’s Red Line via the
Shady Grove Metro Station.
The community will feature a series of vibrant parks,
plazas and public areas throughout.
The future Corridor Cities Transitway will
stop just a few short blocks from the Upper Rock District
in neighboring King Farm, allowing for easy pedestrian access
the public transportation.
The developer will make several improvements to
existing intersections and roadways in the area
allowing for better traffic movement and a safer
pedestrian environment.
106 moderately priced units will be provided
on site and reserved for seniors.

Developer's Statement
If Suburbia is to thrive in the 21st century, a place must be
created that captures the imagination of the young, educated ‘creative
class’. No longer seduced by office parks with out-dated
marble lobbies, these workers are attracted to loft living and
downtown intensity that reflects their self-image as ‘worker-as-artist’.
